Forward Planning Manager
Summary:
The Manager of Forward Planning is responsible for establishing schedules andcoordinating the timely design, planning, and opening of new communities, therepositioning of existing communities, and the grand opening of a new phase.
In order to meet or exceed the timeframes represented in CIC approvedGreenfolders or the most recently issued Final Plat update.
Responsibilities Create and implement a Community Opening Checklist and Schedule toidentify critical path items from CIC approval through the opening of sales to ensure the on-time start and opening of a new or repositioned community or phase.
Act as a liaison among all Division Departments, including Land Acquisition,Purchasing, Sales, and Accounting, in order to coordinate and drive the successful opening of a new or repositioned community or phase.
Attend weekly meetings to track and update the progress of each item in the Checklist and Schedule and coordinate the timely completion of such items with Division Departments and Consultants.
Coordinate all activities necessary to implement the Checklist and Schedule.
Engage third party Consultants and collaborate with the Sales and Purchasing Departments to update, when necessary, existing architectural plans, amenity features, and open space plans.
Advise the Sales and Purchasing Departments on required site andarchitectural features.
Engage with Consultants and work with Sales, Marketing, and Purchasing, to design overall community appearance and features, such as clubhouses, pools, common area features, landscaping, amenities, entrance/street monuments, signage, community details and specifications, colors, logo, name of community, etc.
Prepare a complete community specifications portfolio for the Homeowners Association containing all O&M Manuals, Landscape and Utility Plans, License Agreements.
Review and distribute Sales Disclosures for site specific homesites and overall disclosures for the Community, Homeowners Association, and CC&Rs, including easements, homesite brochures, and community maps to ensure accuracy and reduce risk of misrepresentation.
Review all HOA and ACC requests (plans, signage, flags, etc.
) and evaluate and approve architectural revision requests based on HOA covenants and precedents.
Develop and implement schedules to ensure enough homes are under construction as early in the process as possible; leverage opportunities to jump start welcome home centers, sales, and production building.
Coordinate with Sales and Marketing to open the community/phase, such as ordering signs, securing easements/approvals for entrance features and offsite signs, submitting plans for trailers/Welcome Home Centers, obtaining all permits for same, order flags, develop grand opening program, organize website and digital media, and all other collateral and relevant materials.
Qualifications High school diploma required; Bachelor's degree preferred with major in Construction Management, Civil Engineering, Land Planning or related field.
3 years minimum in Community Development.
Must be able to assess and interpret vague and concept directions.
Comprehensive understanding of zoning and HOA requirements.
Project management and critical path experience.
Keen eye for Architecture, pleasing plans and design.
Knowledge of architecture and home design required.
Excellent organizational skills and attention to detail, including correspondence follow up, tracking, and communication.
Excellent written, oral, and math skills.
Strong interpersonal skills.
Must possess professional attitude to represent the company in the most positive manner.
Keen eye for Architecture, pleasing plans and design.
Skilled in Microsoft Office, including Project, Excel, and Word.
JDE and Access a bonus, but not required.
Valid, unrestricted Motor Vehicle License.
Physical Requirements:
This is primarily a sedentary office position which requires the ability to occasionally bend, stoop, reach, lift, move and carry office supplies and materials weighing 25 pounds or less.
Finger dexterity is required to operate computer keyboard, calculator and telephone equipment.
May operate a motor vehicle.
